I found out that my insurance company for my 1920's East Bay home was no longer on my side. Had a number of things wrong because I had to be a caregiver for 6 years, and I was spending my resources and time on elder care. So the house has an old roof, which I have kept repaired, needs paint, some overgrowth, clutter on exterior - now cleared, some issues, etc. Tried AAA, and a bunch of others, no go. In part because it seems the rules have changed. One wanted me to replace my pipes. OK, I live in Oakland served by EBMUD. That's really nice water, and while over time the pipes will develop enough crap, right now the pipes are fine. There were other conditions as well. Bu they wanted them fixed NOW. Well, I can't. Family is waiting on home sale to repay me. That is months from now. So I was recommended by one insurance company that rejected me almost immediately for another company that had looser requirements, and Circadian Insurance Brokers came up on their agent list. I contacted Rudy, gave him the situation, answered questions about the manufacturer of my electrical boxes - not on the no-no list!, and other questions. He emailed me a questionnaire which I filled out Monday. By the next day he had a policy ready for me to review. The roof was bypassed with a water loss limit. That was fine with me. Two days later, Wednesday, I e-signed the new policy, we had it with the info needed for the mortgage company as my old policy is set to expire in a week. Upshot RUDY ROCKS!!!!! I think if you have a home out of the narrow specs of the big companies Rudy seems to have a myriad of choices available to choose from. Better yet, he is great at answering emails and phone calls and returning phone calls. No waiting days on end. I have been sweating this insurance issue for a few months. Now FYI, yes your mortgage company will insure your home is your insurance is dropped but you have no choice in the policy. That includes cost. The cost of this policy with the water exclusion is lower than my existing policy. Makes sense but that is what it should be. Sometimes you pay more for less. Not this time. So again, a high 5 star recommendation to Rudy and Circadian Insurance Brokers. Thank you Rudy!!!
