I rented with Lotus West Properties for two years and had a great experience throughout. The team was responsive, easy to reach, and genuinely cared — every repair or work order was taken care of promptly! Highly recommend them to any renter. If you're looking at renting a property from this company do yourself a favor and DONT. Byron runs it, and some people help but mostly he hires virtual assistants from India who use gpt to talk to you. He will hire unlicensed handymen to work in your apartment who just cover things up and ultimately make your apartment look worse and worse while raising your rent the max allowed amount every year. Mold will be covered up, not fixed. Rats? Who cares? Just cover up the hole they are coming from. Then I'm left to have to clean up the feces from their rat infested building . Once you don't agree with Byron he will stop responding to you. We went without hot water for 5 days, and Byron told me to "take a cold shower" when it was 50 degrees outside. I used to love this building until lotus west took it over. I hate this company, DO NOT let them manage your buildings, you will loose ALL your good tenants. People who have lived here 10+ years are all being replaced with sketchy people. 0 stars if I could. They raised my rent to 3200 in a 2bd , and now they I moved out FINALLY, he relisted my apartment for 2700 , even though I asked to not increase because I couldn't afford it. They'd rather kick me out, have the place empty for 2 months, and have someone pay lower then keep me, who paid rent on time, was clean, quiet, because I complained about my AC, so lotus hates me. Because my apartment got to 85 degrees and it was unbearable..... and not safe for my pets. They would rather kick people out who pay rent on time, for new people who they can keep raising rent on. Packages were stolen weekly from mail room, the washing machines constantly break and they raise prices on those , garage door breaks constantly which prompts theft in the garage, certain parking spots get leaked on from bad pipes and it ruins peoples paint on their cars. There's plenty of nicer buildings with management who knows how to run buildings not a random person who decided to get into property management, DO NOT DO NOT SO NOT rent from lotus west properties. I moved 10 minutes away and my new management is a DREAM. Ask tenants in the lotus buildings, no one is happy. No property is unique from this. I've heard from others who work at lotus that they all have issues with proper care of the buildings. I'll be lucky if they give me any deposit back, I'll likely end up in court with this company over their pure neglect of my unit, not being compliant of housing laws, and also discriminatory of not allowing me to move in with my family who also lived in the building when I couldnt afford their rent increases. This is all FACTS, not hear say. I've heard horror stories of threats from bad reviews, so I'm fearful of posting this, but unless we speak out about these types of management styles they will keep taking advantage of tenants just trying to live!

Ari, Byron, Brandon, and the whole group at Lotus West were exceptional clients to work with across the board. They were always quick to respond, professional, friendly to deal with, and had excellent communication both with us and their tenants throughout the project.
