Extremely Disappointing Experience — BUYER BEWARE Terrazas Roofing — License #852568 I hired Terrazas Roofing for a complete re-roof (15 roof squares) in January 2026 at a cost of nearly $20,000. During the installation and immediately after completion, I documented (see photos) workmanship concerns and brought them to the company’s attention, including unprofessional woodwork, excessive and uneven sealant/mastic applications, issues with the torch-down membrane, concerns with flashing details, a new O’Hagin vent that was already scratched, stains to my decking, and other workmanship issues. During the project, I heard a loud impact from the roof area and went outside to investigate. A worker told me that roofing materials had been dropped onto the roof. Shortly afterward, I observed cracks appearing in my interior ceiling. I was told the company was not responsible but that they would look into it. I contacted General Manager Irving Gonzalez, who reviewed the concerns with me and acknowledged that some aspects of the work were not finished well. I provided photographs documenting everything. Because of the extent of the concerns, I hired an independent roofing consultant to inspect the newly installed roof. The consultant is a senior construction forensic and building enclosure consultant with 47 years of experience, including more than 3,000 leak investigations, and holds credentials including Registered Roof Consultant (RRC), Registered Roof Observer (RRO), California C-39 Roofing Contractor License, and HAAG Certified Roof Inspector. The inspection identified 16 deficiencies (ie areas of potential water entry) in the newly-installed roof system, including unsealed flashing openings, improperly installed flashing, unsealed voids, ventilation concerns, loose and detached modified bitumen roofing, improperly installed fascia and wood cap components, and other installation deficiencies. The report stated that many of these conditions could eventually allow rainwater to bypass the roof system and enter the building if not corrected. I provided the inspection findings to Terrazas Roofing. Based on the workmanship concerns I had already documented I had lost confidence in the company’s ability to properly correct the issues and was not willing to have Terrazas Roofing return to my property to perform repairs. Additionally, within 3 weeks of install, brand new nails were already rusting (see photos) because Terrazas didn’t use galvanized/stainless steel. A very basic failure. After seeking additional opinions and bids from other roofing companies, one company declined to perform only a partial re-roof writing: "Attached is the price to re-roof the complete roof. I know you requested to re-roof half of the roof but we decline to do half of the roof. It may have any further issues from the other installation, which looks pretty rough." I attempted to resolve this matter through settlement rather than litigation. General Manager Irving Gonzalez and owner Kevin Terrazas initially agreed to a $10,000 settlement. However, the agreement fell apart when Terrazas Roofing insisted on an unusually broad non-disparagement provision that would have restricted me from making negative or critical statements about the company, including statements that were truthful. It is worth noting that Terrazas Roofing has many five-star reviews while also attempting to impose a non-disparagement provision that would limit customers’ ability to publicly discuss their experiences. Terrazas Roofing subsequently filed a lien against my home on 3/23/26 and I am now facing significant additional expense to remove the existing roof and put on a new one.
